Claridge’s Hotel

Rainey & Best have significant experience working on a wide range of projects at Claridge’s, London. The projects include the demolition of the upper two storeys and the addition of a lightweight new four storey structure, bedroom, suite and penthouse fit outs, façade refurbishment and the refurbishment and fit out of spaces including the ballroom, meeting spaces, art café and associated new basement gallery, reading room, map room, Claridge’s bar and painter’s room and restaurant.

The vertical extension of the existing building required specialist demolition of two storeys of Victorian and four storeys of the art deco building including the associated concrete mansard and flat roofs. Central plant and services distribution for the entire hotel passed at roof level and the demolition works involved the removal of these services whilst maintaining supplies to the rooms and suites below which remained in guest use. The introduction of a new steel frame supported by a complex series of alterations to the existing load bearing structure formed the extension with extensive use of prefabricated cassette floors, masonry chimneys, masonry and timber dormers, each being fabricated offsite to reduce the construction period and limit the number of deliveries to site given the central London location.

The works were carried out on a rolling room improvement programme within an operational hotel environment. The project required meticulous project management to meet challenging programme room handover dates for pre-booked occupancy.  Key work packages were procured separately to the main contract in order to provide best value to the Client and to ensure quality and time requirements were fulfilled. Rainey & Best successfully worked with the project team and the hotel’s management to deliver the phased refurbishment of penthouses, rooms and suites within the existing building across all ten stories of the building. Works were undertaken to designs provided by many of the worlds leading interior designers.

Rainey & Best were responsible for quantity surveying, project management and FF&E project management throughout the works.
